EICRs explained for homeowners and landlords
What an Electrical Installation Condition Report covers, how observations are coded and why remedial work is separate from the inspection. An Electrical Installation Condition Report is a structured assessment of the condition of an existing electrical installation. It is not a pass sticker, a guarantee that nothing will ever fail or a quotation for upgrading everything to the newest standard.
What is checked?
The inspection considers items such as protective devices, earthing and bonding, circuit arrangements, accessories and signs of damage or deterioration. Testing is carried out on an agreed sample and scope, with limitations recorded where parts cannot be safely accessed.
Understanding the codes
- C1 means danger is present and immediate action is required
- C2 means a potentially dangerous condition needs urgent remedial action
- FI means further investigation is required without delay
- C3 is an improvement recommendation and does not by itself make the report unsatisfactory
The overall outcome depends on the observations recorded. An electrician should explain the findings in plain language rather than simply handing over a list of codes.
Before the appointment
Arrange access to the consumer unit, sockets and other areas included in the inspection. Sensitive equipment may need shutting down during testing. Tenants, home workers and alarm users should know that power interruptions are likely.
What happens after an unsatisfactory report?
Remedial work and further investigation are separate from the original inspection. A quotation should identify which observations it addresses. Once appropriate work and verification are complete, the relevant certification should be retained with the original report.
